College-Glen Quarterly Real Estate Update - Q1 2018

Now that the First Quarter of 2018 is finished, here’s a look back at Q1 and comparing it to last quarter and a year ago. This is only for College-Glen (College Greens & Glenbrook) single family homes.

Typically the first quarter of any year is a slow time for real estate in College-Glen and Sacramento as a whole.  But not this year! Due to low supply of homes for sale and high buyer demand, many homes in the neighborhood sold at or above their list price with multiple offers being received on most listings.  The combination of low supply and high demand continued to pushes prices higher throughout the first quarter of 2018.  However, it is still a Price Sensitive Sellers Market. If the home is priced right, shows well and has good marketing then the seller will have success. But if it is overpriced, some homes are sitting on the market as the well educated buyers are staying away from the insanely priced listings. I expect the market in our neighborhood to stay very strong through Q2 of 2018.
